Mill Road Townhomes is Fully Leased! Our newest completed construction in the Forever Fund portfolio , Mill Road Townhomes is now fully leased. The fund purchased this one-acre piece of property in a desirable location in Idaho Falls. Designed as a 12-unit townhome property consisting of four 2-bedroom, 2.5 baths, and 3-bed, 2.5 bath with attached garage. This is an excellent location on the Westside of Idaho Falls, adjacent to long-term stable single-family homes, with accessible shopping nearby and easy access to the highway with access to the Idaho National Laboratory (INL).

Mill Road Townhomes Leasing Now!  The construction at Mill Road is complete. Leasing has begun and we are seeing strong leasing activity.

Progress continues on construction of the 12 townhomes in Idaho Falls. Windows have been installed in all of the buildings. The electrical, plumbing and HVAC rough-ins are almost complete in all 3 buildings. On the first building, the drywall has been hung and tape and texture is in process. Construction crews are moving to the other 2 buildings to hang the drywall. We are expecting temporary certificate of occupancies to be issued in March. At this time we will be able to rent out the units. Finalizing the exteriors, fencing, landscaping and grading will continue after the residents move in. Regular distributions will begin after the project is complete and the units are rented out.

Music academy and residential units on Boulevard are now completed! Boulevard is a classic street in the heart of Idaho Falls. Jacob Grant Capital purchased the property through the Forever Fund. The Boulevard property was the worst looking home on the block. It needed a roof, windows and some interior updates that had been ignored for decades.

Good news. We recently acquired a 17-unit portfolio in the Pocatello/Chubbuck area from an investor looking to retire. I have personally inspected each unit and am very pleased with the overall condition of the properties. This is a well-maintained and stable portfolio. The opportunity is not necessarily with repairing deferred maintenance, but it lies in the fact that many of the rents are under market. As the leases come up we will renew the agreements or sign new leases at market rates. As we fully cycle through these leases over the next year, we expect to increase property values by about 20%-25% based on the increased cash flow. This portfolio is going to do a great job delivering long-term cash flow to the Forever Fund. See the details and terms below.
